What was recorded
Ceiling insulation not installed, and a roof ventilator not installed, on an Austral lock-up inspection, along with general views of the metal roof cladding from inside.
Why the roof space matters
It is the least visited part of a house and the one where a small omission runs for decades. Nobody goes back up there until something goes wrong.
Insulation
Missing insulation is an energy and comfort problem rather than a structural one, but it is also a contract item you have paid for, and it is far cheaper to raise before the ceiling is closed.
Ventilation
Roof spaces rely on air movement to carry moisture out. Restrict it and the moisture stays, which is how timber ends up with a condition conducive to decay and to termites.
What we do
Enter the roof space wherever access is safe and readily available, and say plainly when it was not.
