The frame records nearest to Catherine Field are about hardware. In Leppington, 2.5 kilometres north east, we recorded washers missing from a tie down, triple grips at a truss tie, bracket fixings in the roof framing, and a bottom plate overhanging its slab edge by twenty five millimetres, twice. A washer is a few cents and it is what stops a bolt pulling through timber. From Austral come the heavier items: a connection that does not match the engineering, a steel column not installed, a metal strap required at the top and bottom plates. None of these photographs was taken in Catherine Field. They come from Leppington, Oran Park and Austral, between two and eight kilometres away, and each caption says which. A suburb of 2,609 people has not yet given us a library of its own, and that is worth stating rather than disguising.

A bolt through timber concentrates its load on a very small area. The washer spreads it. Without one, the bolt head can pull into or through the timber under exactly the load the connection exists to resist.
The wall frame sitting proud of the slab edge, in this case by twenty five millimetres. The plate is then bearing on less concrete than the design assumed, and the wall above is transferring its load closer to an edge than it should.
Nothing in a standard NSW residential contract lets them refuse, and the property is yours. In practice a note to the supervisor arranging a time is the entire negotiation.
