The Austral fixing stage record is a list of things not yet done: a ground floor downpipe not installed, service penetrations still to be sealed and grading still required, all noted alongside an inspection summary of medium to good condition. That combination is normal at this stage and it is precisely why the visit is worth making before the painter arrives and covers the evidence. The photographs below were taken in Leppington, Oran Park or Austral, between two and eight kilometres from Catherine Field, and each caption names its suburb. We would rather tell you that than let another job pass as a local one.

Paint fills gaps and hides damage. Once it is on, arguing that a mark or a gap existed beforehand comes down to your word against the builder's.
Whatever closes the space between a window frame and the opening it sits in. Left incomplete, it is an air and water path running the whole perimeter of the window.
Because it should be done before the landscaper arrives. Once turf and garden beds are in, correcting the fall around a house is earthworks rather than a morning's work.
It is a description, not a grade. It tells you the job is in reasonable shape, which does not make the individual items on the list go away.
